What Is a Commercial Roof Coating System?
A roof coating system is a complete waterproofing restoration for an existing membrane roof. As TPO, EPDM, and other single-ply membranes weather, they crack, shrink at the seams, collect dirt, and lose the properties that made them waterproof and energy-efficient in the first place.
Instead of tearing off that membrane, a coating system renews it. The roof is power-washed clean and primed for adhesion, and the seams, where most leaks begin, are reinforced with fabric embedded in a base coat. The entire surface is then sealed with a high-performance elastomeric acrylic top coat, creating a single seamless, flexible, bright-white membrane over your whole roof.

How a Roof Coating System Is Installed
Clean.
The entire roof is power-washed with a professional roof cleaner that strips dirt and contaminants so the coating bonds permanently to the membrane.
Prime.
A specialized primer prepares the aged membrane surface for maximum adhesion.
Reinforce.
All seams, flashings, and penetrations are strengthened with a tough polyester fabric embedded in the base coat, the areas where 90% of roof leaks begin.
Seal.
The full roof is coated with a premium elastomeric acrylic top coat, forming a seamless, flexible, reflective white membrane over the entire surface.

Usually, yes. Leaking areas are repaired and reinforced before coating. The exception is a roof with widespread saturated insulation, our evaluation includes checking for exactly that.

The coating is engineered to resist dirt and discoloration. An annual cleaning is all that’s needed to maintain its reflectivity, and its energy savings.
